Multi-Family

A design collaboration with Fabbroni Engineers and Surveyors (Ithaca, NY), this multi-family and mixed use development in Lansing, New York is conceived as supplemental housing for the faculty, staff, and students at nearby Cornell University.  Each mid-rise residential buildings feature 12-18 rental units with a mix of studios and 1-3 bedroom apartments.  The overall buildings are 15,000-20,000 square feet each, plus outdoor patios and balconies.  Each building is designed as a series of standard modules containing two units per floor on three floors.  The modules are then shifted off of one another and manipulated to create interest and variation.  Stair towers become the feature elements for each module, connecting the floors both physically and visually.  Phases 1 and 2 are complete and occupied; Phase 3 is currently under construction.  Following Phase 3, development of amenities such as a community building, retail stores, and outdoor paths, ponds, and wetlands will commence.  The owner is also seeking to extend the existing bus routes to a new transit station located within the development.
