Located on Sagewood Drive, between Ute Boulevard and Newpark Boulevard in Kimball Junction, UT, the existing building and its retail tenants suffer from a lack of visibility. Its west service alley backs up to a landscape berm adjacent to UT-224, so it has no presence on the main road or bike path. The north and south facades are largely screened from the complex’s main entrance roads by adjacent businesses (Del Taco and Chase Bank), and the relatively low profile of the primary storefront on the building’s east side fades into the background when viewed from across the parking lots between it and the other retail centers. Process Studio generated several conceptual design approaches that utilize minimal interventions to update the existing material and color palettes, improve signage and readability, and revitalize the covered walkway that parallels the street frontage. Required to comply with extensive design guidelines applied to the entire complex, this project is currently seeking preliminary approvals from Summit County.
